The Government Investment Corporation Singapore (GIC) required a detailed analysis of their exit strategy for a large development land parcel they owned in Homebush in a Joint Venture with Valad Property Group. Development options and potential returns for the client were tested against a likely market exit price. Essentially we determined the likely development returns and timing against a market value, recommending to the client where a price was offered above a threshold for the site, it would be advisable to exit as risk versus return would be not justified against a upfront offer.
